22. Notwithstanding anything in the principal enactment or any other law, any lease, agreement express or implied or other contact entered into prior to the date of commencement of this Act, in respect of the tenancy or rent of any residential premises in the occupation of and let to -
| (i) a person who has been issued with a valid visa under the Immigrants and Emigrants Act and whose total income exceeds one thousand rupees per month; or |
|
| (ii) a non-resident company, |
|
shall with effect from the date of commencement of this Act be deemed to be invalid and cancelled for all purposes. |
